Acadia Realty Trust's Competitive Advantages Drive Strong Lease-Ups Summary AKR's core urban and street properties are expected to grow same store NOI by 5%-7% in 2019. AKR's balance sheet continues to shine as one of the best among retail REITs. The suburban properties are facing slightly declining occupancy and flattish NOI performance, in stark contrast to the urban/street portfolio. Shares remain richly valued.
