Management is prioritizing the workout of roughly $1.1 billion of non-performing assets (about $570M delinquencies + $500M REO), down $130M QoQ, and expects to resolve $100–150M by end-March and another $100–150M in the following 90 days — actions that could restore up to $100M of annual income (˜ /share) and reduce REO toward a $250–300M target by end-2026. Arbor reported Q4 distributable earnings of $46.3M (˜ /share) excluding $12.4M of one-time realized losses, booked a $20.5M REO impairment, and flagged strong production and fee income including $1.6B Q4 agency originations ( $5.0B for 2025) and a servicing portfolio of ~ $36.2B (˜ $120M gross annually), while retaining ~ $120M available for buybacks and reviewing the dividend given near-term earnings pressure.
