This article is the third part of my recent series of articles on Brookfield Property Partners ( BPY ), the related REIT Brookfield Property REIT Inc. ( BPR ) and their parent Brookfield Asset Management ( BAM ). So far, we have looked into the operational performance of Core Retail and Core Office segments. In this part, we delve into the reported financial results. IFRS accounting For a start, one should investigate whether the reported data are reliable, i. e. whether the accounting used is realistic. The fact that it is legally correct does not imply that it reflects economic reality; a common reason for this are effects of inflation and methods of accounting for subsidiaries which might distort the financial statements. Both of those factors are in play at BPY. As the next slide from the 2018 Investor Day presentation shows, BPY sells assets at about 4% premium to their carrying IFRS values.
