The portfolio is concentrated in the UK "Golden Triangle" (central London Knowledge Quarter, a 24-acre Oxford technology park and Cambridge campuses) with an occupier mix across science and tech, less than 6% lab space (of which is let) and major tenants that together account for nearly half the rent roll. British Land says the deal is immediately EPS accretive and neutral to NTA, driven by day-one cost synergies and finance savings; it underwrites a conservative £18m net rent in year one rising to a stabilized £25m , with a targeted 12–15 month lease-up period and lower marginal debt costs (~4.5% vs ~6%).
