Many new apartment communities aimed at the luxury segment of the market have welcomed first move-ins. At the opposite end, there's been a pronounced effort to develop affordable housing. But if the marketplace is to be divided into two simple strata, tens of millions of renters who don't comfortably fit into either the luxury or affordable market will be overlooked. According to CoStar Group, the national vacancy rate in multifamily buildings reached nearly 8% in the third quarter of last year, a rate loftier than those tallied prior to the pandemic. The vacancy rate for four- and five-star units nationwide has reached 11.4%, twice the rate of less costly apartments, also according to CoStar. A number of observers believe this anomaly is based on the fact developers have prioritized the development of higher-end properties in recent years, and in so doing have disregarded the interests of middle-income renters priced out of high-end units.
