In 2025, San Antonio saw the highest level of retail construction of the post-pandemic era, according to Dallas-based real estate firm Weitzman's year-end market report Despite the additional square footage, local occupancy rates remain high, largely due to demand-driven construction, steady leasing and few new closures. By the end of the year, the market had an overall retail occupancy rate of 95.3%. The local occupancy rate has been 90% or higher for 15 years straight. RETAIL NEWS: San Antonio shopping center changes hands for the first time in two decades For the report, Weitzman reviewed San Antonio's retail inventory of about 49.6 million square feet of space in multitenant shopping centers with 25,000 square feet or more. In 2025, San Antonio got an additional 561,000 square feet of retail space, the most the area has seen since 2019, when about 868,400 square feet was added to the market.
