Bank of America on Thursday downgraded Digital Realty Trust Inc (NYSE:DLR) to Neutral from Buy. PT was cut to $170 from $210, based on a lower 2026 core FFO multiple. While BofA analysts see Digital Realty a high quality operator with valuable assets and a strong balance sheet, the growth is constrained by the scale and location of its development pipeline, which is a poor fit for current AI driven demand. BofA says valuation is no longer compelling. However BofA kept a Buy rating on Equinix Inc (NASDAQ:EQIX), calling it a self help story with scope to improve key operating metrics. According to analysts Equinix could capture early AI inference demand and potentially reset longer term guidance higher around its fourth quarter results, even as the broader data center group struggles to regain investor favor. BofA said listed data centers are likely to remain out of favor in 2026 despite solid fundamentals such as positive leasing spreads, improving occupancy and stable returns
