Prices continue to climb, inventory is low and interest rates just aren't coming down. The median sale price of a home in New Jersey was $558,000 as of February, according to the most recent data available from New Jersey Realtors. At the same time, the median sale price of a home nationwide was $398,000, according to the National Association of Realtors. Finding homes in those lower priced segments of the New Jersey market has been a challenge, but that may be changing. Inventory of homes in the less than $400,000 price range in the Garden State was up 5% in February. And the number of homes priced between $400,000 and $599,000 was up 7%, according to the most recent data available from the Otteau Group. Notably, they were the only two price categories that saw inventory increases. “That price range is very much in demand,” said Matt Gevirtz, of EXP Realty, LLC, “especially for single-family homes.” Most of the properties in New Jersey that are listed for under $400,00
