The average rate for a 30-year, fixed-rate mortgage in the United States hit 6.46% for the week that ended Thursday, according to the Federal Home Loan Mortgage Corporation that's better known as Freddie Mac. That rate was at 6.38% a week ago. The rise in rates, now at the highest level since last September, started after the U.S. and Israel launched a war in Iran at the end of February that's driven up oil prices and fueled inflation fears. Before the war began, rates had dropped below 6% for the first time since 2022. President Donald Trump has yet to make clear when the conflict will end, saying in a speech to the nation Wednesday night that attacks would continue. “Higher mortgage rates have undone about a third of this year's affordability gains,” Karen Ng, a senior economist for Zillow, posted Wednesday .
