Recent hotter-than-expected economic data has pushed mortgage rates up. This includes March's Consumer Price Index report, which showed that prices rose 3.5% year over year last month, a slight uptick from February's 3.2% reading. We could see mortgage rates start to trend down later this year if incoming data shows that inflation is coming down sustainably. But they'll probably remain elevated at least throughout the spring and summer, when homebuying activity is typically at its peak. "As rates trend higher, potential homebuyers are deciding whether to buy before rates rise even more or hold off in hopes of decreases later in the year," Sam Khater, Freddie Mac's chief economist, said in a press release . "Last week, purchase applications rose modestly, but it remains unclear how many homebuyers can withstand increasing rates in the future."
