2027 puts the REIT among the strongest growth profiles in the sector while maintaining a high dividend yield and below peer leverage. The broker said meetings with management at the Nareit REITworld conference showed that most of GLPI's $3.4 billion in capital commitments as of the third quarter are already funded, with the bulk of spending occurring in 2026. It said this improves confidence in earnings growth and keeps leverage manageable at about 5x by end 2027, still below many peers. A key catalyst is Bally's progress on financing tied to its Lincoln property in Rhode Island, which should allow GLPI to complete the sale leaseback earlier than expected. JPMorgan now assumes closing in the second quarter of 2026 instead of 2027. Construction at Bally's Chicago is also advancing, and GLPI is likely to deploy most of its committed capital by late 2026. JPMorgan kept its 2025 AFFO estimate at $3.88 a share. It raised its 2026 estimate to $4.12 from $4.07 and its 2027 estimate
