The settlement is a part of a lawsuit filed by the FTC in September 2024 accusing Invitation Home of “an array of unlawful actions” against consumers. In the lawsuit, the FTC alleged that the company engaged in deceptive practices, including misleading applicants about lease costs, charging renters undisclosed fees, not inspecting homes before tenants moved in, and unfairly withholding tenants' security deposits when they moved out. The undisclosed fees that renters could not opt out of services such as “smart home technology” and “utility management,” which added $60 per month to tenants rental payments. Another fee included an internet package that cost $85 per month. The FTC also accused the company of unfair and deceptive charges when renters moved out, such as wear-and-tear charges, damages that happened before renters moved in and renovations.
