The commercial property market has been battered in recent years as the combination of elevated interest rates and the postpandemic shift to work from home has weighed on overall CRE activity and prices. But analyst Peter Abramowitz is in the camp that a turnaround is looming. As such, he believes the Wall Street consensus for Jones Lang LaSalle's ( JLL ) capital markets fee revenue growth is too low, underestimating "the magnitude of a recovery in capital markets in 2H24/2025. Similarly, the analyst sees upside to Cushman's ( CWK ) to earnings and EBITDA estimates. In all, CRE leasing is showing "initial greenshoots," while CRE sales have had a tough start to the year," he wrote in a note. "However, we anticipate a market thawing in 2H24 as private markets gain more confidence in a stable rate outlook."
