delivered, average selling price fell 10% to $452,000 and adjusted housing gross margin was 15.5% (down ~480 bps), prompting management to lower full-year guidance to $4.8–$5.5 billion and 10,000–11,500 deliveries due to weaker orders and geopolitical uncertainty. KB Home is shifting back to a built-to-order (BTO) model to boost margins and predictability—BTO mix rose from 44% to over 70% in early March and the company expects at least 70% BTO in H2, though the transition will create a temporary trough in deliveries as inventory starts are intentionally slowed. Capital and balance-sheet actions include $50 million of share repurchases in Q1 (843,000 shares) with ~$850 million remaining authorization, $1.2 billion in liquidity (including a $1.0 billion revolver), ownership/control of over 63,000 lots, and a debt-to-capital ratio of 32.9% with a target near 30%.
