Q1 results with an average sales price of $374,000 (down 8% y/y), sales incentives at ~14%, a 15.2% gross margin , net income of $229 million and EPS of $0.93. Operational improvements are driving cost reductions and faster builds—direct costs are down ~12% versus two years ago, cycle time for detached homes fell to 122 days, and inventory was cut from nearly $20 billion to about $10.5 billion, with inventory turn at 2.5x. Lennar remains asset-light (less than 5% land owned), controls 497,000 homesites, ended the quarter with $2.1 billion cash and $5.2 billion total liquidity, returned capital via $237 million buybacks and $123 million dividends, and guided Q2 to 21k–22k new orders, 20k–21k deliveries, ASP $370k–$375k and EPS $1.10–$1.40 (full-year delivery target 85,000 homes).
