(the “Company” or “MPT”) (NYSE: MPT) today announced financial and operating results for the fourth quarter and full-year ended December 31, 2025, as well as certain events occurring subsequent to quarter end.Net income of $0.03 and Normalized Funds from Operations (“NFFO”) of $0.18 for the 2025 fourth quarter and net loss of ($0.46) and NFFO of $0.58 for the full-year 2025, all on a per share basis;Entered into a new lease in the fourth quarter for six California hospitals formerly operated by Prospect Medical Holdings (“Prospect”) that is scheduled to ramp up to $45 million of annual rent in December 2026;Completed a restructuring transaction with Vibra Healthcare (“Vibra”), resulting in a new 20-year master lease and receipt of an $18 million one-time rent payment;Acquired one post-acute facility in the U.S. during the fourth quarter for approximately $32 million and one post-acute facility in Europe in February
