SHOP NOI jumped ~ year-over-year in Q4 and ~ for the year, as SHOP investment roughly doubled to about $740 million and now contributes ~ of annualized NOI (vs. 4.5% at end-2024). Very active acquisition pipeline: NHI completed $392.4 million of announced 2025 investments at an average initial yield of (Q4: $217.5M ), closed a $105.5M SHOP deal in early 2026, and lists $110.6M in LOIs plus $488M of evaluated senior-housing opportunities, with guidance assuming ~ $230M of future investments at a ~ NOI yield.
