But once we get more data showing how inflation is trending this year, rates could finally start heading down. Average 30-year mortgage rates jumped up above 6.5% this week, according to Zillow data. Sticky inflation data caused investors to rein in expectations of a Federal Reserve rate cut in June, which in turn pushed mortgage rates up. But multiple Fed officials gave speeches this week where they indicated that they still believe that inflation is heading down to their 2% goal. "As shown in the individual projections the [Federal Open Market Committee] released two weeks ago, my colleagues and I continue to believe that the policy rate is likely at its peak for this tightening cycle," Fed Chair Jerome Powell said in a speech on Wednesday. "If the economy evolves broadly as we expect, most FOMC participants see it as likely to be appropriate to begin lowering the policy rate at some point this year."
