And they could drop further this year. As inflation slows and the economy comes into better balance, mortgage rates are expected to go down . Inflation has been a bit stickier than expected over the last few months, but Federal Reserve officials have indicated that they still believe it will continue to slow and enable them to start lowering the federal funds rate this year. This should take a lot of upward pressure off of mortgage rates and allow them to decrease. Right now, investors are pricing in a Fed cut in June, according to the CME FedWatch Tool . So we could see mortgage rates start trending down more substantially in just a few months.
