House prices jump by record £10,000 in January [Yahoo! Finance]

The average price of a home coming to the market in Britain hit £368,031 this month, a 2.8pc increase from December, according to Rightmove's house price index. The £9,893 rise marked the largest month-on-month increase since June 2015, and the steepest December to January rise since Rightmove started collecting data 25 years ago. National average property prices are now 0.5pc higher than last January. Analysts said falling mortgage rates and buoyant market sentiment after the uncertainty of Labour's November Budget were behind the sharp rise. It comes as separate data from estate agency Hamptons showed a fall in the number of landlords entering the market amid tighter regulations and a higher taxes. Just 10.9pc of properties in Britain were bought by landlords in 2025, down from 12pc in 2024 and well below the 15.8pc recorded in 2015, before the 3pc stamp duty surcharge on second homes was introduced in 2016.
