8 January 2026: Modest Expectations Reflect Employment And Wage Concerns House prices will increase by 1% to 3% this year, according to forecasts by Halifax, Britain's biggest mortgage lender, writes Kevin Pratt. Its latest report saw average house prices fall by 0.6% in December, taking the average property to £297,755, down £1,789 compared to the previous month and the lowest since June 2025. On an annual basis, the lender says growth dropped to 0.3%, down from 0.6% in November. Amanda Bryden at Halifax said the outlook was positive, despite the subdued end to 2025: “Overall activity levels were resilient over the last year and broadly in line with the pre-pandemic average. “Various forces are poised to buoy the market heading into 2026.
