Number of properties bought by landlords falls to record low [Yahoo! Finance]

Just 10.9pc of property purchases in 2025 were made by an investor, estate agency Hamptons said. This fell from 12pc in 2024 and marked the lowest figure since records began in 2012, when 14.1pc of properties on the market were bought by landlords. The fall came during the first full year in which landlords paid a 5pc stamp duty surcharge. At her 2024 Budget, Rachel Reeves increased the surcharge overnight from 3pc to 5pc. The Chancellor also opted to end the stamp duty holiday, meaning that from April 1 2025, the threshold for second home stamp duty changed from £250,000 to £125,000. The proportion of homes bought by investors has been falling since 2022. It peaked in 2015 at 15.8pc, before a 3pc stamp duty surcharge was introduced in 2016 by then Chancellor George Osborne.
