Senior Housing Properties Trust ( SNH ) has one of the highest healthcare sector yields. SNH data by YCharts The last 12 months have seen this stock get beaten down compared to its peers with only New Senior ( SNR ) doing worse. SNH data by YCharts We decided to look at the dividend coverage and property fundamentals to see if this made a good buy at this point. The business SNH has a diversified portfolio of properties spanning 42 US states and 6 property types. Source: SNH Q3-2018 supplemental In that sense SNH's portfolio bears a big resemblance to Ventas REIT ( VTR ) which too has about 50% exposure to senior housing with the balance in life sciences and medical office buildings. In recent years SNH has emphasized acquisitions in the medical office buildings and life science space and has gradually reduced its exposure to senior housing.
