The owners of Colonie Center recently reached a deal to modify the mall's mortgage, avoiding a potential foreclosure after its lender sued them in state court in early 2025. (Lori Van Buren/Times Union) COLONIE - The group that owns Colonie Center on Wolf Road struck an apparent deal with its lenders last month on its $110 million mortgage, avoiding a public and protracted legal battle over the mall's future. The Albany Business Review was the first to report the news that Colonie Center's lenders had dropped its lawsuit against the mall's owners, Pacific Retail Capital Partners of Los Angeles, after reaching an agreement on modified loan terms. A Feb. 9 court filing shows the lawsuit, filed in 2025 in state Supreme Court in Albany, was dropped by attorneys representing bondholders that hold the mortgage.
