Analysts said that up to 970,000 borrowers who had fixed on sub-2pc deals in 2021 were now at risk of a “stark refinancing shock” after lenders began raising rates after the outbreak of war in Iran. Last week, the average two-year fix rose above 5pc for the first time since August 2025, while five-year deals jumped to 5.1pc. The average variable rate was 7.24pc on Friday. Charlie Evans, of Compare the Market, said homeowners coming off ultra-low five-year deals were facing an “even more severe” increase in their annual bills than expected. He said: “These households were already on track to see average annual repayments rise. But with rates climbing further... these borrowers are potentially facing a stark refinancing shock.” Mortgage deals on five-year fixes fell to record lows in 2021, with some dropping as far as 1.17pc. If those refinancing this year were to move on to the average standard variable rate of 7.24pc, they could face a jump of up to £5,652, Compare the Market
