Several residents believe the construction along Amargosa Road near the California Aqueduct is for the much-anticipated Sam's Club planned near the area. The project near the aqueduct is not for the big box retail, but instead, a 428,185-square-foot single-tenant, Class A industrial facility. The building will sit between the aqueduct and massive MGA Entertainment Inc. facility, and will feature a secure truck court, space for 59 trailer stalls and 216 auto parking spaces, and EV charging capabilities. Additionally, the building will include 36-foot clear heights, rear-vehicle loading capabilities and an ESFR fire sprinkler system. Construction is expected to be completed in 11 months on the 21.5-acre developable site, according to JLL Capital Markets, which arranged $33.8 million in first lien construction financing for the facility.
