Apartment rents keep surging in San Francisco - except in two southern corners of the city. The median rent fell in the past year in the 94132 zip code, which encompasses the 3,221-unit Parkmerced, the city's largest apartment complex. Rental data from Apartment List said the decline was 10% between February 2025 and February 2026, while a different listings source, Apartments.com, put the drop at 4.2% in the same period. Apartments.com also said the Bayview and Visitacion Valley neighborhoods on the southeastern edge of the city saw a 2.8% slide in rents during that time. That's in contrast to the rest of San Francisco, where rents have shot up amid growth in the artificial intelligence sector and little new construction. Citywide rents are up 14% over the past year, while national rents are essentially flat, according to Apartment List.
